WHAT IS A SHORT SALE?

 

A short sale is an agreement between the property owner nad their lender to accept less than is owed on a property, and release the property lien so that the property may be sold to new buyer. Often times we will see remarks on listing that say something like "Pending third party approval" This means the home owner (seller) owes more than than the property is currently worth, and they must get their lender to agree to a sale. This process can take time as negotiations are worked out.  For buyers who are looking for a good deal, the savings often outweigh the wait.

 

A Foreclosure is different than a short sale.  A period of time has lapsed, and the borrower defaulted on his loan. The court has allowed the lender to take back the property in a legal filing called a foreclosure. 

 

An REO-

 

REO means Real Estate Owned (by a lender) it is a property that was foreclosed upon and is now owned by the lender who held the loan against it. The property is being sold by the lender to recover losses against the defaulted mortgage.  These properties often are sharply discounted and sold at reduced proces to new buyers.  These homes are usually not perfect, will need repairs and are sold "As-Is".  A home inspection is a valuable tool for consumers to use, knowing in advance what repairs will be necessary. It is ALWAYS advised that buyers pay for and obtain a Home Inspection prior to buying a property.
